The Building Regulations are a set of guidelines that exist to ensure the health and safety of people in and around buildings, and to ensure the energy effciency of buildings. With the move towards green developments and sustainable energy to combat dwindling fossil fuel resources and intolerable pollution, the political and economic influence that the building regulations have is rapidly increasing. The same can therefore be said of the governing body - Communities and Local Government.

The regulations apply to most new buildings and even refurbishments of older buildings must comply to current building regulation standards. As well as technical issues such as sustainable developments and thermal performance, the regulations also incorporate issues to make buildings more user friendly, such as Document M – Access To & Use Of Buildings. This document deals with issues relating to its title including, for example, requirements for disabled toilets. Supporting legislation also exists in regard to this issue. See DDA.
